Radon is a colorless and odorless radioactive gas that can be in ANY home. In fact, 1 in 3 homes in Utah have high levels of radon gas. Why Should You Test For Radon During Home Inspection?

Radon accounts for up to 70% of the radiation we are exposed here in Utah. It is also, the second leading cause of lung cancer in America. Any home can have high levels of radon. Location, neighborhood, age of home doesn't matter. And because it can't be seen, smelled or tasted, the only way to know if there is a problem, is through testing.

The World Health Organization (WHO), and the Environmental Protection Agency (EPA) both state that radon gas is a health hazard. The EPA even released a guideline, Home Buyer's And Sellers Guide To Radon, in which they recommend knowing the radon level of any home before purchasing.

When you are in the process of buying a home, testing for radon should be a priority. This is usually done during the due diligence or home inspection time. If the home you are looking to buy does have high levels, it can be reduced with a mitigation system. Knowing the level before purchasing means you can negotiate to have it installed by the seller. Waiting until after you have closed, means it will be up to you to test and mitigate for radon.
