If you are buying or selling a home in Utah, it is becoming common practice to test for radon. Whether you are the buyer or the seller. Because of the health risk that radon poses, any testing that is done should be done by licensed radon professionals. If you are testing a home you are living in and not selling, we have a protocol that allows you to set the test yourself and still receive certified results. However, if you are about to sell your home, or are looking to buy a home, there are different radon testing guidelines for real estate transactions.

Radon Testing Guidelines for Real Estate Transactions

Becuase real estate transaction can involve multiple parties and financial interests, there are special testing protocols developed. First and foremost, it is imperative that testing lasts long enough to get accurate results. This generally means 2-5 days and in closed-house conditions. That means all windows are closed throughout testing. Doors are closed except for normal entry and exit. And lastly that fans and other machines that move air in from the outside are not operating (excluding existing radon system fans).

There are two main kinds of testing done for real estate transactions. First is an active continuous monitor that records radon levels on an hourly basis. Second is two simultaneous short term tests, charcoal or e-perm, done at the same time. The average of the two tests is taken to get an accurate radon level. If results are right on the border line or if the two tests throw radically different numbers, re-testing may be advised. Whichever testing method is used, tests should be set in the lowest livable level of the home and SHOULD NOT be tampered with or moved to a different location. In many cases they are put in lock boxes that only the labs can open. This is to protect both parties involved in the real estate transaction.
